Cash Purchase

Frequently Asked Questions

Cash Purchase Casa Bonita

Q:  If we sell a house to Crown Investor Group, how soon can you close?

A:  We need more information, but generally we can close in as little as 2 days.

Q:  Why have I heard it takes months to close?

A:  This may be true for people who buy one house to live in and are being led by brokers, attorneys, mortgage bankers, appraisers, etc. We are professional homebuyers and at any given time may be buying several houses. We have substantial experience with the entire process.

Q:   Is everything done legally?

A:  Absolutely. We wouldn't be foolish enough to buy a house illegally. We use attorneys, private investors and title companies as necessary.

Q:  I have a house that is a real "Junker". It needs a lot of work. Would Crown Investor Group buy it?

A:  Yes, we may. In most cases, homes that are boarded up, termite-infested, even burned out from a fire are of interest to us. Some of them we must see to appreciate what we can do to them to get them up to par. We decide what might be necessary to do with them in order to improve the surrounding community.

Q:  Is Crown Investor Group limited to a certain price range?

A:  No, we will handle any price range.

Q:  Does Crown Investor Group buy home in any area?

A:  Absolutely. We buy in any area.

Q:  How about multi-unit properties?

A:  We buy those as well.

Q:  You said that you could buy for cash. How does that work?

A:  It's very simple. We can pay you cash for your equity and finance the balance, as appropriate.

Q:  If I submit the property information online today, when will I hear from you?

A:  As soon as we get your email, our highly skilled associates will review the information and will email you back the offer, usually within 48 hours.

Q:  Does Crown Investor Group have to look at my house before an offer is made?

A:  Not necessarily. However, there may be times when we will need a contingency to inspect the house upon acceptance of our offer. Usually, this is just a formality. And if you have tenants, we can make arrangements so as not to disturb them.

Q:  How does selling my house work?

A:  At first, all we need is the property address, city, state, and zip, with a little information about your situation, and the physical condition of the property. Then, we go to work right away to purchase it. You can submit your property information online. We check out all of the real estate data for properties in your immediate area. We factor in the repairs that your house needs, and we are ready to make you an ALL CASH offer. This is the simple and easiest way to sell your house. We take care of all title issues.

Any Reason - Any Condition - Any Price Range - Anywhere. Liens, Estate, Vacant, Bankruptcy, Transfer, Two homes/Double payments, Downsizing, etc. -- we can help.

Q:  How much cash will Crown Investor Group usually pay?

A:  As investors, we are in business to make a profit. As you might expect, there are a lot of hidden costs involved in buying, owning, and selling real estate. Each and every property we evaluate is unique and each transaction different. Also, they're various reasons for and needs of every seller to liquidate property. So, depending on the amount of repair work the house needs, we generally see houses sell for between 50% and 80% of their retail value. Keep in mind, there are only three things that rule every transaction: Price, Terms, and Conditions. With a good enough price, terms, or conditions, you can sell anything for the amount you need, when you need to sell it.

Q:  Explain how the lease purchasing program works.

A:  Lease purchasing refers to taking possession of a property by leasing it from the seller with an option to buy at a predetermined price, retaining the right to sublease to a highly qualified tenant/buyer, giving them the right to purchase from you.
